Why the building form affects the price so significantly
In addition to living area and equipment, the building form itself is the strongest cost driver. A factory-manufactured prefabricated house you can plan as single-family house, town villa, semi-detached house or as ground-level bungalow - and exactly from this arise the price differences: A bungalow distributes roof and floor slab over a larger area and therefore costs noticeably more per square meter than a two-story house. For a turnkey object calculate roughly with 2,000 to 3,500 €/m², with a turnkey house at the upper end and a shell house for self-finishing with around 1,300 €/m² forming the entry point.
